You Must Meet, All Current Building & Fire Regulations If you intent to convert your Attic Space into an Any Habitable Space, Such as a Bedroom, Office or even a Playroom.
These are just some of the requirements needed to meet Regulations so you can use your new room safely, and when you sell your home, there won’t be a problem.
Compare these to other Attic conversion companies; Ask them will they meet the Following, as most don’t
- All structural elements (I.E, Steel Support, Floor Joists & Roof) Designed by a Qualified Building Engineer. Not just a builder’s best guess.
- Inspected by a Chartered Building Surveyor/Engineer during construction at each stage. Not just at the end when everything is hidden.
- New attic floor must be fire protected, not just insulated
- Mains operated interlinked fire detectors fitted to each floor; Smoke alarms powered by batteries will not meet regulations.
- A Fire escape window needs to be fitted with a clear minimum opening of 500mm x 850mm, 1700mm up from you gutter.
- Only a proper fixed staircases meets Regulations.
- The ceiling to your new space needs to be insulated to meet current regulations, Normal fibre glass, Rockwool or even Kingspan, will not meet requirements. A low E insulation such as Superquilt is required to ensure it’s warm during the winter and cool in summer. And a Vapour Barrier to stop timber rot and decay.
- Fire doors need to be fitted to all new rooms.
- Works to be completed by qualified tradesmen, such as Electrics, Plumbing etc... Not just a Jack of all trades.
- Only a Compliance Certified issued by a Professionally Qualified Architect, Engineer or Chartered Building Surveyor is acceptable by the law society and other professionals. Not one given by your Builder or his mate.
